ImageOften, people will start the process without first understanding and identifying all the building costs associated.  Instead, it is important to know all the costs associated with building a home so you end up with what you want without going into debt.  Building a home, regardless of size of style, can be a big undertaking.  Without having a good handle on building costs, you could find yourself coming up short on quality and workmanship, things you do not want to skimp on.

We suggest that for you to get a good idea of building costs, look at homes for sale in the area where you want to build that are of the same style and size of what you want.  Once you have located homes on the market, find out what the selling price is.  From there, deduct the cost of the lot or property on which the home sits.  The number left over is the estimated building costs you would expect to pay.  Now, by building your own home, you can often save money but it is better to overestimate then underestimate.

Of course, when using this means of estimating building costs, there are a few other factors to consider.  For example, if the home on the market you are using for the comparison is five years old, then there would be some appreciation for your home specific to labor and materials.  Typically, building costs should be estimated at an increase of 2% to 5%.  In other words, if the comparison home is on the market for $200,000, add an extra $2,000 to $5,000 to the cost to build a like home because of the more expensive materials and labor.

Of course, if you plan on doing any of the building yourself or if you have family and friends who can assist, then adding the extra money onto the building costs may not be necessary.  Often, people building a home will have a plumber, electrician, laborer, or some other professional as a part of the inner circle, those who are willing to provide services for a great discounted rate.

Another consideration when determining accurate building costs is that the inside of the comparison home to what you want to build could be very different.  For instance, the other home may have carpeting, laminate countertops, and low end light fixtures.  Therefore, if you plan on putting in bamboo hardwood floors, granite countertops, and go with top of the line lighting, then your building costs would be higher.

One very important thing to remember when building a home is that the extra $50 for the dining room light fixture, the add-on $20 for a different towel rack, and the additional $100 for moving several outlets can add up quickly.  Before you know it, you have thousands of dollars added onto your original budget.  For this reason, it is imperative that you establish a budget and then stick with it.

Typically, people will have a good idea as to the type and size home they want.  From there, they will talk to a number of builders and construction companies to get bids on the job.  As you can imagine, the cost will vary significantly, depending on the experience of the company, the number of people they have to work on your home, their ability to get discounted material, and other factors.

If you are looking to build out in the country or cannot find a home to use as a comparison base, you can always conduct research online.  The internet is a wealth of information, giving you immediate access to tons of information that you can use in determining your building costs.  In addition to looking at actual homes for sale in the area you want to build, you can also look up a variety of home plans.  In fact, home plans can be searched by specific information such as the size of the home, style, number of bedrooms and bathrooms, square footage, geographical location, and more.

Now, if you are determined to keep your building costs to a minimum and you have the ability to build, there are also home building kits for sale.  Because more and more people are choosing to build their own home as a way of saving money and getting exactly what they want, it is easy to find companies that sell these building kits.  What makes kits such as this so incredible is that virtually everything needed for the construction of your home is included.

With kits, the building costs would not only cover the cost of labor, which is usually the greatest expense, but also materials.  People who do the majority of the building on their own can easily shave off thousands of dollars.  Therefore, if this is a possibility for your situation, you should definitely consider it.  Remember, you could always do a portion of the home according to what you are capable of and then hire out the other items to a professional.  This too would help reduce overall building costs but without sacrificing on quality.

A good rule of thumb when it comes to building a home is to keep 15% of the expected building funds tucked away in the bank.  That way, if you were to go over budget in one area or another, you have backup.  Trying to pinpoint exact building costs is very difficult, which is why you need to stay within a budget and keep funds aside.
