ImageGetting a realtor is a key part of buying or selling a home but you do not want to go with just any realtor.  Without doubt, you cannot afford to skimp on this decision in that it could end up costing you valuable time and money.  Sure, you could avoid paying the standard 6% commission to a realtor by working without one but in most cases, the money is an investment worth making.  After all, if things in the transaction should become complicated or challenging, the realtor is the person who will step in with her or his expertise to keep things on track.

Typically, getting a realtor comes from asking friends or family for references.  Most people know someone who has purchased or sold a home with the use of a real estate agent and who were very satisfied.  However, if you are looking to buy or sell but do not know of anyone who can provide a reference then you can contact a reputable real estate company to find someone.  The company will take information from you and then recommend a specific realtor to help.

Getting a realtor could be the best choice you make.  This person has years of experience, knowledge about the market, values, and processes to make the transaction as seamless as possible.  During the selling or buying period, the realtor is the person who will assist with price negotiations, inspections, appraisals, lenders, and more.  This person is definitely hands-on throughout the entire process.  Of course, for the realtor to be successful and make money, he or she needs to make sure the client is 100% happy.

Many realtors will also help in securing financing.  Most realtors know great lenders and are happy to arrange financing needs.  You will also find when getting a realtor that some offer assistance with packing, moving, and many other dynamics that you probably never thought of.  You can only imagine the load this takes from you, making the process less hectic and stressful.

To keep a real estate transaction together, the realtor is the glue.  A professional real estate agent is licensed and trained to handle all the tiny details that can be time-consuming or frustrating for the buyer or seller.  Of course, while a realtor brings many talents to the table, they often go above and beyond to close the deal.  In fact, many realtors go as far as running errands, executing contracts, holding open houses, bringing in food for an open house, and the list goes on.

Now, getting a realtor, someone who will provide the best service possible can sometimes seem like a daunting task.  The key is to work with a true professional, someone who knows the real estate market inside and out.  Obviously, experience such as this comes from spending time on the job.  That does not mean a green realtor would be a bad choice but if you have a more difficult transaction or simply want the security of experience then you need to go with a realtor that has been in the business for some time.

Getting a realtor, the right realtor, means finding someone who is dedicated to you, someone well established in the industry, and a person who is willing and able to commit time and effort in helping you buy or sell a home.  To help you get started in getting a realtor, consider the following tips:
  • Referrals – Again, start by asking friends, family, co-workers, and even neighbors if they can recommend a realtor to you.  Most often, this is the easiest and best way of finding someone exceptional.
  • Checklist – Start by creating a checklist of what you want from the realtor, based on your needs.  You might need to consult with several realtors before getting a realtor that matches your list.  Of course, you need to be realistic and you may need to be a little flexible but find the realtor that can handle the items on your checklist deemed the most important.
  • Experience – Never be afraid when getting a realtor to ask him or her about specific experience.  This means finding out the number of years in the industry, the number of homes sold, types of homes sold, history with the agency for which the realtor works, if applicable, licensing and other credentials, what professional organizations they are involved with, and even business practices.
  • Services – You also want to know the specific services you can expect with the realtor.  Keep in mind that every realtor has different ways of working.  Therefore, you need to make sure the services important to you are being addressed.  This might include getting a realtor that is a strong negotiator or someone who has a link to a good lender.
  • Commitment – A common complaint heard from both buyers and sellers is that while they like their real estate agent, they do not feel he or she is able to commit to the level wanted.  Yes, many good realtors are very busy but if the realtor is too busy, then you are not being given the attention that is important to your situation.  Therefore, you need to make sure the agent is committed to helping you and perhaps has an assistant available when they are not.
  • Being Thorough – Although you might want to buy or sell fast, when getting a realtor, it would be beneficial to take your time so you can be thorough in your choosing.  Often, rushing through the process of finding a realtor leaves you with someone substandard.
  • Instinct – Finally, when getting a realtor, always listen to your instinct.  If you see red flags or feel uncomfortable, there is a reason.  You need someone who makes you feel comfortable and someone in whom you feel absolutely confident.
